Ja, that's exactly what popped into my head the instant I read about the $3k cash addendum. That clause effectively takes $150-$180 out of your net on the sale and puts it in the agent's pocket. I'm wondering if maybe that addendum is engineered by the agent to give them an excuse to back out legally if you don't accept.
