The OP was a bit unclear on this but up until the mother left the house, it's possible that she emptied the litter boxes regularly and kept the place somewhat decent (or not), and that it wasn't until after she disappeared that the feces and urine started piling up and, as you mentioned, started eating through the floors and structure like the acid from the movie Alien.
I guess I missed the part about when she disappeared, I didn't think it was years ago. |

So with the information presented now, are there any legal options left? I didn't go over the documents but I'm thinking is there any way I don't have insurance on the property? Doesn't the bank force you into insurance when you finance? I tried the short sale approach about a year ago and the loan officer wanted all my bank statements and pay stubs----I'll save the time and embarrassment---I could afford the payment and they know it from the time they checked my credit |

Not to be repeating advise, but before doing anything else, take a few days off work, and drive down and look at it. Also, get it out of your head, that people over-reacted and they killed some healthy cats because they hadn't had their morning coffee yet. You have reports from eye-witnesses who said they would not enter the house. That isn't some cat pee and a minor pong, this was a very serious case of animal neglect and your on-the-run Mother obviously has some serious mental issues, and is in the need of help. Also, if all this happened while your mother was helping out your brother, then he needs to be helping you out with this as well. |

Most (if not all) mortgage lenders require you have insurance and pay for it out of escrow. Since you mentioned the payments you made included taxes, I assume she was using an escrow account and that you have insurance. Find out who the company is and read the policy - you may find some things are covered, and if not, raise a stink about it. |

Mapen is right on----But the city helped her with the cat problem---so the cats are gone---its just certain areas cause there was a closet upstairs with a litter pan and one under the downstairs area between the upstairs and down---Maybe thats why I'm so fugged up---My bedroom used to be next to the upstairs litter pan---I used to shove an old comforter underneath the bottom of my door so the smell wouldn't enter my room---The horrid smell when you walk in is cause of the downstairs pan was near the entryway---When I lived there it was a good home---the even with 20 cats---the pans were kept up with---it was when I moved out and my older brother that my mom couldn't keep up with the bills losing first phone and then electric so she couldn't see the litter pans therefore she couldn't change them |

im sure the insurance is forced place insurance by the lender now and does not benefit the homeowner
