Once your house is paid off, it's not hard to live on a little more than $1k a month (assuming taxes eat up 40% or so of that $25k gross, but 40% is on the high side. My guess would be that something in the 20s on your tax return is closer to the truth in the average state).

He will now start changing the conditions for the 25%, first its net income, then its net income and you have to count the rent/mortgage, next he will demand that you also account for having a mistress and illegitimate child you pay for on the side... This guy has not been able to stick through with any of his statements without falling onto a slippery slope of eternal changes just to make his beliefs fit. Just read how he got $10k to equal $13k.

Oh let's not and say we did. We're this >< close to getting this thread back on topic.

Aside from a paid for home there are other ways to live on the cheap. One does not need to own or rent a home. A used school bus and a gym membership will suffice. Even an old school bus is arguably an unneeded luxury but I will make some concession to human frailty.

if you have a lot of cash, of course you can rent. you can give them a deposit for whatever amount. they are perfectly fine with that.

and why does this person have to rent all their lives? they could just buy a house with cash.

These must be the landlords I have yet to dealt with. Every single one of them didn't care we could pay 4 months upfront. It was all about the credit.

As far as a house, what an idiot for not taking the interest write offs.

not everybody believes the same about credit as you (taking interest write offs, for example). but why does it mean they're dumb, or unintelligent?

and as for your landlords, have you offered to pay the full upfront? we're not talking about 4 months. we're talking about the year you are renting for, or whatever. ask them to pay with a certified check. and tell them you'll put the deposit up also.

What an idiot for not paying $650,000 for a $300,000 over 30 years house and getting ~115,000 back? If he doesn't touch the $300,000 for 30 years (and invests it) then the mortgage was the smart thing. If he does spend it then he should have paid cash for the house.

don't you have to pay tax on interest earnings? i guess it depends where you invest, but i don't think it's that simple

did you know there are people who actually live on *gasp* $20k a year, pretax?
some of those people even have families of greater than one?

it's surprising, isn't it?

I guess you get the 'advantage' of paying (at least) ~2.5% more for your rent than someone with good credit.

Care to tell me what you are trying to say here? I wasn't questioning people's ability to live on 25% of the income, I've had the unfortunate "opportunity" in my life to live on an income that by any standard was lower than 20k, and that was for a family of 3.

It doesn't. But in case you didn't read the original 13 pages, this whole topic started discussing a blog that expressed a point of view that can be easily simplified into this: "Everyone using debt is some sort of not smart or delusional." Most people here argue that it's quite acceptable to not use debt in any shape or form, but to have a blanket statement saying everyone is stupid... well, that's dumb and unintelligent.
