May not be a big deal for you, but note that NJ has long been considered to have the 1st or 2nd highest property taxes of any state.

Having lived in and and owned property there, I can confirm that property taxes and ancillary taxes are brutal. NJ loves toll roads, parking fees and traffic tickets.

yeah .... was wondering either NJ or PA?   Of course if you can work with either one .. you go to PA  and probably save over $10K/year in prop tax.

Why do you want to build a new house instead of buying an existing home that fits your needs?

Cause OP need a dungeon.

If camden doesn't have anything intriguing, most urban Enterprise zones could be a good substitute

There isn't much non-developed land (big enough to be considered a parcel at least) in NJ left unless you're looking for the Pine Barrens or the far northwest corner of the state.

Also you'll probably spend a year in front of a planning board to build anything.

Unless OP is looking for a southern redneck microcosm he should stay well out of there.

eta: although if he is a dungeon enthusiast nobody would hear or care about the screams

Plenty chemical dumpsites left.
